Renton is not one housing market, it is about six, and the era of your street determines most of what a remodel will involve.

Renton Highlands & Earlington

Boeing-era postwar housing, much of it from the late 1940s through the 1950s. Small closed kitchens, one bathroom, original single-circuit wiring in places, and subfloors that have settled. These are the projects where opening a wall transforms the house — and where a service panel upgrade is usually part of the honest number not a surprise.

Kennydale

A mix, and the most varied part of the city. Older cottages near the lake, midcentury homes on the hill, and newer infill. Lake-facing properties are where the highest-value work usually is: reorganizing so the rooms you actually use face the water, rather than assigning the view to a spare bedroom the way the original plan did.

Talbot Hill & Benson Hill

Largely 1960s through 1980s. Split-levels and ramblers with layouts that mostly work and finishes that are two or three decades past due. Predictable projects, generally, because the construction of that era in this area is consistent and we know what is behind the drywall before we open it.

Fairwood

1970s through 1990s subdivisions now hitting the point where the kitchen, the baths and the flooring all come due within a couple of years of each other. Doing them as one project rather than three is meaningfully cheaper and produces finishes that actually match, because dye lots and slab blocks change between orders.

Cascade, Maplewood & Downtown

Older and smaller on average, with some interesting older stock downtown. Here the work is usually about making a modest footprint work much harder — better layouts, durable flooring, and bathrooms rebuilt properly rather than patched.

Renovation or remodel? For Renton houses specifically

People use these words interchangeably and they are not the same thing, and in this city the distinction has real money attached to it.

A renovation updates what is already there — new cabinets in the existing footprint, new flooring, a rebuilt bathroom in the same layout. On a well-built Talbot Hill or Fairwood house with a workable plan, this is frequently the correct answer and it is substantially cheaper.

A remodel changes the layout. Walls move, plumbing moves, rooms get reconfigured. On a 1950s Highlands house with a kitchen walled off from everything, this is what people actually want even when they say “renovation,” and it is worth the difference.

Permits in Renton

Residential permits go through the City of Renton’s Community and Economic Development department at the Permit Center, 1055 South Grady Way. Broadly: structural changes and any electrical, mechanical or plumbing work require a permit. Purely cosmetic work — painting, non-structural flooring, cabinet refacing — generally does not.

So a kitchen remodel that moves the sink needs one; replacing cabinets in the same footprint often does not. We pull them where required and we do not perform permitted work without them.
