Commercial Contracting & Tenant Improvements

Tenant improvements, unit turnovers and build-outs — scheduled around your business rather than ours.

The short answer

Commercial work is a different job from residential remodeling, and the difference is scheduling. A tenant improvement or unit turnover is measured in downtime: every day a unit is not rentable or a space is not tradeable costs money. We scope commercial work for durability and speed rather than bespoke finish, and we work evenings and weekends where the space needs to stay open.

What we do commercially

  • Tenant improvements — fitting a space to a new tenant’s use: partitions, flooring, lighting, finishes, ADA-conscious layouts
  • Unit turnovers — multi-family and rental turnover packages built for durability and repeatability
  • Retail and office build-outs — interior fit-out from an empty shell or a previous tenant’s layout
  • Commercial flooring — LVP, commercial-grade carpet tile, epoxy and sealed concrete
  • Commercial tile and stone — lobbies, restrooms, feature walls
  • Painting — interior and exterior, scheduled outside operating hours where required
  • Restroom remodels — properly waterproofed, built for commercial traffic

Why turnover work is scoped differently

An owner-occupied kitchen is specified for how it will feel to live with for twenty years. A rental turnover is specified for cost per unit, speed, and how it holds up to tenants who did not choose the finishes. Those are genuinely different briefs and pretending otherwise wastes an owner’s money.

For turnovers we standardize: the same durable LVP, the same paint, the same fixtures across units, so material is bought in volume and a replacement in unit 4 matches unit 11. Repeatability is the entire point.

Scheduling around an operating business

Where a space needs to stay trading, we work around it — evenings, weekends, phased areas, dust containment and clean egress routes maintained through the work. That is not a premium service, it is how commercial work has to be run.

Common Questions

Questions we get

Do you work with property managers?

Yes — unit turnovers, tenant improvements and ongoing repair work for owners and property managers. Standardized specifications across units so replacements match.

Can you work outside business hours?

Yes. Where a space needs to keep trading we schedule evenings, weekends or phased areas, with containment and clean access maintained throughout.

Can you provide a certificate of insurance?

Yes, on request. We are a registered, bonded and insured Washington contractor, BUILDEI913RS, verifiable at L&I.

How is a turnover priced differently from a remodel?

A turnover is priced on cost per unit, speed and durability rather than bespoke finish. We standardize materials across units so buying is efficient and future replacements match.

Do you handle commercial permits?

Yes, where the work requires them. Commercial interior alterations frequently do, and the review path is different from residential. We handle the submission.
