Handyman & Home Repair

The small jobs other companies will not schedule — done by a licensed, bonded general contractor rather than whoever answered the ad.

The short answer

Most handyman work in this region is drywall repair, doors that no longer latch, trim, failing caulk, fixture swaps and the accumulated punch list of a house nobody has fixed in a decade. We take that work, and the difference is that it is done by a licensed and bonded general contractor (WA BUILDEI913RS) who knows when a repair is hiding a bigger problem.

What we take on

  • Drywall repair — nail pops, cracks at corners, holes, water-damaged sections, texture matching
  • Doors — doors that stick, will not latch, or have dropped; replacing interior and exterior doors; hardware
  • Trim and finish carpentry — baseboard, casing, crown, shelving, closet systems
  • Caulking and sealing — tubs, showers, counters, windows, exterior joints
  • Fixture replacement — faucets, toilets, vanities, lighting, fans
  • Tile repair — cracked tile, failing grout, loose or hollow-sounding tile
  • Small flooring repairs — squeaks, damaged boards, transitions
  • Punch lists — the accumulated list before selling, or after a bad previous job

When a repair is telling you something bigger

This is the actual value of having a general contractor do handyman work. Some repairs are just repairs. Others are symptoms:

  • Grout that keeps cracking in the same line is usually movement or a failing substrate underneath, not a grout problem. Regrouting it buys months. We cover this in seven signs your shower is leaking behind the tile.
  • A door that suddenly will not latch can be seasonal, or it can be a foundation or framing issue.
  • Recurring ceiling stains that come back after painting are an active leak, and painting over them is money spent to hide the evidence.
  • Soft flooring outside a shower is a subfloor already taking water.

We will tell you which one you have, including when the honest answer is that a repair is not worth doing and the real fix is bigger.

Why hire a licensed contractor for small work

Washington requires contractors to be registered, bonded and insured, and to put the registration number in advertising. A great deal of handyman work in this region is done by people who are none of those things. If someone is injured on your property, or the work damages something, the bond and insurance are what stand between you and the cost. Ours is BUILDEI913RS and you can verify it at L&I in about thirty seconds.

Common Questions

Questions we get

Do you take small jobs?

Yes, close to our Renton base especially. Further out we batch small work into a scheduled run so it is worth the trip — call and we will tell you honestly whether we are a sensible fit for what you have.

Is there a minimum charge?

There is a practical minimum because of travel and setup. We will tell you on the phone rather than after we arrive.

Can you match existing drywall texture?

Usually. Orange peel and knockdown match reasonably well; heavy hand textures from certain eras are harder and sometimes the honest answer is to re-texture a whole wall to a break line.

My grout keeps cracking in the same spot. Can you just regrout it?

We can, but repeated cracking in one line usually means movement or a failing substrate underneath, and regrouting buys months. We will look before we quote and tell you which it is.

Are you licensed for this kind of work?

Yes — registered, bonded and insured Washington general contractor, BUILDEI913RS. A lot of handyman work in this region is not, and that matters if something goes wrong on your property.
