Tile vs. Luxury Vinyl Plank: Which Belongs in Your Home
An honest comparison of tile and LVP flooring for Pacific Northwest homes — durability, water resistance, comfort, cost and resale.
Both are good products. They're good at different things, and the marketing for each tends to overstate the case.

Where tile wins
Wet areas. Showers, bathroom floors, mudrooms and entries in a rainy climate. Properly installed tile over a waterproofed substrate is effectively permanent and completely unbothered by standing water. It also handles heated floor systems, which is a real quality-of-life upgrade here.
Where LVP wins
Large open areas, homes with pets and kids, and anywhere comfort underfoot matters. LVP is warmer, softer, quieter, and considerably cheaper to install. Modern LVP is convincingly realistic, and a dropped glass doesn't shatter the way it does on tile.
The honest durability comparison
Tile lasts longer but can crack if the substrate moves. LVP won't crack but can scratch, dent under heavy furniture, and can discolor in direct sun. Neither is bulletproof; they fail in different ways.
Cost reality
LVP is meaningfully cheaper to install because the subfloor prep tolerances are looser and installation is faster. Tile requires flatter substrate, mortar cure time and more skilled labor. That labor difference is often larger than the material difference.
What we'd actually recommend
Tile in bathrooms and entries. LVP through living areas, bedrooms and basements. Hardwood in main living spaces if the budget allows and moisture isn't a concern. Mixing materials by function is normal and looks intentional when transitions are handled well.
The resale question
Tile in wet areas and hardwood in living spaces read as higher-end to buyers. But well-installed LVP throughout reads far better than worn-out carpet or damaged hardwood. Condition matters more than category.
In the Puget Sound specifically
Crawlspace moisture, not indoor humidity, is what moves wood flooring in this region — our marine climate actually has unusually small indoor humidity swings. We check crawlspace conditions and vapor barrier before specifying solid hardwood.

Can you help me choose materials?
Yes, and we'll tell you when a cheaper option is genuinely fine. We'd rather you spend the money where it matters.
Do you supply materials or do I?
Either works. Some clients want to select and purchase their own finishes; most prefer we handle it. We're happy with either as long as it's clear up front.
