Mercer Island Remodeling & Custom Tile

Looking for a home remodel, kitchen remodel or bathroom remodel on Mercer Island? We come to you — travel is handled in how we schedule, not added to your estimate. Mid-century homes with excellent bones, brought fully up to date — fifteen minutes from our Renton base.

Mercer Island, King County

Mercer Island's mid-century stock may be the best remodel value on the Eastside.

Mercer Island housing spans 1950s-60s mid-century homes in the North End through large newer builds along the water. The mid-century stock in particular has excellent bones and interiors that are thirty or forty years past their finishes.

Mercer Island is close to our Renton base, which matters more than people expect on a long remodel — we're on site early and can come back same-day for punch-list items rather than scheduling a return trip.

What we build on Mercer Island

Mercer Island work is heavily kitchen and primary bath renovation, plus large-format tile and stone throughout mid-century homes being brought fully up to date.

Owner Veniamin Plotnikov has worked in construction and remodeling across the Puget Sound since 1998, including several years specializing in natural stone and countertop fabrication. On a mid-century Mercer Island house it is what turns a flat, unremarkable floor plan into rooms with a clear material logic. More on our tile and stone work →

Questions

Mercer Island Homeowners Ask

Do you work on Mercer Island?

Yes. We take projects throughout Mercer Island and we are close enough to come back the same day for punch-list items rather than scheduling a return trip.

Do you handle high-end natural stone?

Yes. Our background is in natural stone and countertop fabrication before general contracting, so slab selection, book-matching, seam placement and veining direction are things we plan rather than improvise.

Can you work around our schedule and household?

Yes. We keep sites clean and organized, seal off work areas, and sequence the project so the disruption is contained. On larger homes we coordinate with your other trades and staff.

What does a high-end remodel cost on Mercer Island?

We do not publish price ranges, because a number without seeing the house is a guess. Your project may sit well either side of that depending on scope, finish level and what we find behind the walls. We price your actual house, free and in writing. We provide free written estimates so you can see exactly where the money goes.

Why the mid-century stock is worth remodeling

Mercer Island’s 1950s and 60s houses — concentrated in the North End, Mercerwood and along Island Crest — are, in our opinion, the best remodel value on the Eastside. They were built when framing lumber was better and lots were larger, they sit on properties nobody could subdivide that way today, and their bones are typically sound. What they have is a finish problem, not a structure problem: kitchens closed off from living space, small compartmentalized bathrooms, single-pane-era windows and thirty or forty years of accumulated updates that never quite added up.

That is exactly the kind of house where a well-planned interior remodel returns more than a teardown would. You keep the lot, the trees and the setbacks, and you spend the budget on the part you live in.

What we find when we open them up

Consistently: subfloors that are no longer flat, which matters enormously if you want large-format tile or stone; original bathroom waterproofing that has reached the end of its life whether or not it is visibly leaking yet; electrical that predates the load a modern kitchen puts on it; and bath fans that are undersized or ducted into the attic rather than outside, which in this climate produces mold on a brand-new remodel within two winters. None of these are disasters and all of them are cheaper to correct while the room is open.

Island logistics

Everything arrives across I-90, which makes delivery windows real rather than theoretical and makes an unplanned second trip for a forgotten material expensive in time. We order completely and stage deliberately for that reason. The upside is that we are fifteen minutes away in Renton, closer than most Eastside contractors, so same-day return for a punch-list item is a phone call not a scheduling exercise.

Trees and site work

Mercer Island takes its tree canopy seriously and regulates removal and site disturbance more tightly than most cities in the region. That rarely affects an interior remodel, but it matters immediately if a project involves an addition, a driveway change, a deck, or heavy equipment access. Worth raising at the design stage rather than at the permit counter.

Common Questions

Mercer Island questions we get

Is a 1960s Mercer Island house worth remodeling rather than replacing?

In our experience, frequently yes. The framing and the lots are generally better than anything built to the same footprint today, and the problems are almost always finish and layout rather than structure. We will tell you honestly if yours is the exception.

What do you usually find behind the walls here?

Subfloors that are no longer flat, bathroom waterproofing at the end of its life, electrical that predates modern kitchen loads, and bath fans ducted into the attic rather than outside. All are much cheaper to correct while the room is already open.

Does the tree ordinance affect my remodel?

Rarely for interior work. It matters immediately for additions, decks, driveway changes or anything requiring heavy equipment access. Worth raising at design stage rather than at the permit counter.
